Is now a good time to buy a home?

Higher interest rates the past few years have made the pool of buyers smaller. So while monthly payments are higher, the competition is also much less. Buyers can now get into a house without the price getting bid up or having to make major concessions to the sellers. To soften the blow of higher interest rates I negotiate with listing agents to get my clients a seller-paid 2:1 temporary rate buy-down. Here the seller pays to lower your interest rate by 2% the first year and 1% the second year. Then, if interest rates drop in the next few years, you will have the opportunity to refinance at a lower rate. So, with a little planning & strategy, it is actually a pretty good time to buy a house!

Whether you’re a first-time home buyer or a seasoned investor, I have the skills to help you be successful on your real estate journey. Education is super important to me. That’s why I go over the transaction step by step with each client from the start. This way you know what to expect and there are fewer surprises. I pride myself on distilling the complicated jargon of real estate contracts into plain English so you always know what you’re signing.

Communication and negotiation skills are critical to being a successful buyer’s agent. During my 9+ years in real estate, I have honed my negotiation skills and my ability to develop rapport with listing agents. This greatly increases your chance of success during a transaction and in multiple offer situations.

As a former electrician and carpenter, I help my clients evaluate the basic structure and systems of every house we tour. This allows buyers to identify potential red flags before writing an offer and allows them to see the house in the clearest possible light.

Let’s face it, real estate can be an emotional roller-coaster. My background in eastern & western medicine has taught me how to care for people. It’s important to have a compassionate broker who can hold your hand, cheer you up and help you navigate the highs and lows of the transaction. This helps make the process as smooth & stress-free as possible.

Buyer’s Testimonial

“Let’s face it, the Portland real estate market is an absolute nightmare. No inventory. Huge cash offers that overshoot the asking price for more than you even have for a down payment. Rentback. If you’re looking to find someone to guide you through the mess, I cannot recommend Lincoln highly enough. Without a real estate agent as responsive and professional as Lincoln I’m sure we would still be looking. He stuck with my wife and me through two months of looking, four offers, and approximately one million text messages from us at 8 P.M. on a Sunday asking about this house or that clause and he did it with patience and kindness the entire time. In the end we landed exactly where we were supposed to be and we never felt any pressure to compromise. 5 stars (what’s the max, 4? 5? Let’s make it 6 just in case).”

Sellers

Why list with Lincoln?

I offer sellers a complimentary walk-through with every listing. Here we evaluate your space and I advise you on ways to spruce up, de-clutter and professionally stage your home. My contractors, handymen, landscapers & cleaners can make your house look great without breaking the bank before going on the market.

Studies show a professionally staged home sells faster and for more money than a vacant home. Sometimes as much as 10% more! I have an amazing home stager who has helped me sell numerous homes for above list price and usually within the first week. In fact, the staging is so popular that buyers routinely ask if they can buy her furniture! Once the house is staged, my rock-star real estate photographer will showcase your property with photos, aerial drone shots and a 3-D video walking tour to make your home really pop.

Next comes the marketing. I send my listings out to the widest array of online sites including Zillow, Trulia, Redfin and Realtor.com. I offer “coming soon” sneak peaks of the property on local real estate websites & social media platforms a few days before going live to create a buzz.

A well-priced house sells faster and often attracts multiple offers. An overpriced listing sits on the market and grows stale. That’s why I provide a detailed Competitive Market Analysis with every new listing to help you get the price right from day one! Once you go live, I will host an open house every weekend until you accept an offer and go into contract.

Seller’s Testimonial

“I was recently widowed and still in a fog when I decided to sell my home. I decided to sell because it was too big to care for, especially with my disabilities and visual impairment. Lincoln used his skills to help me create a plan to get the house on the market fast as the market was declining. Lincoln had great resources: Handymen, rug cleaners, and general home cleaners. He also provided great advice about staging the house. Most importantly, Lincoln is extremely ethical and honest. He explained each step in the process clearly and he followed through with answers whenever I needed them. Lincoln’s diligence and attention to detail resulted in a full price sale in a declining market. This price was at least $25,000 more than what other agents told me they could sell the home for.”
